Can I rent my property out once I've purchased it?

You don't require a special mortgage to rent out a property

Once you have purchased a property in Spain, you can rent it out long or short term - no special mortgage is required for this.

From a bank’s perspective, the intended and actual use of the property is not usually an issue. However, there are legal considerations you must pay attention to before renting out a Spanish property. You may need a tourist license, depending on where the property is located. At Foxes, we can help you with this. You must declare your rental income and pay tax accordingly.

Bear in mind that you cannot use future rental income as the basis for a mortgage, and a bank will not use it for assessing an application.
