Can I borrow for a smaller mortgage?
Each lender can set its own minimum sum for mortgages. Typically, the minimum amount that can be borrowed will be €60,000 and at 60% loan to value, meaning a purchase price of €100,000.
Banks tend to have less appetite to lend a lower figure than this to non-residents. Borrowing less than €60,000 is more towards the territory of lending in the form of a personal loan.
However, at Foxes, we will look at all applications on a case-by-case basis, and in some cases, a smaller property loan can be granted. For example, a €50,000 mortgage on a €250,000 house purchase where the LTV is 20% may be approved.
