Commercial loans are used to buy businesses and business premises. In Spain, generally, you can take out a commercial loan to fund 60% of the cost of a business. The maximum term for a commercial loan is generally 15 years. Spanish banks only lend to Spanish businesses (usually an S.L which is a limited company). You will not be able to apply for a commercial loan for a business that is based outside of Spain. You may also need to demonstrate business plans, accounts for any previous companies you have operated and previous experience.

You could take out a commercial mortgage to buy business premises. You would not be granted a commercial loan to purchase a residential property.
