It may sound counterintuitive to people from the UK or overseas that buying property in a rural area is quite different from urban areas in Spain when applying for a mortgage. There are factors you will need to be aware of when considering property type and location.
Spanish banks will usually lend 50% of a property’s value if classed as “rustic”. We work with lenders who will go as high as 70% loan to value for such properties depending on the location and legalities surrounding the purchase.
Spanish banks will not approve mortgages for land purchase rustic or otherwise.
