Which data appear on a nota simple and how to get one
The Nota Simple is an official record held by the land registry. It's essentially a short form verified version of the deeds of a property that contains abbreviated information. This includes the legal status of the property, how it is zoned (urban or rustic - very important) and the cadastral reference which can be used to investigate local taxes. Geographical information on a property, physical descriptions and boundaries are also included.
Notas Simples can be requested by a lawyer and should also be held on file by estate agents though this is not always the case.
